Property Management

For an initial set up fee of half a months rent, plus a monthly management fee of only 10% for 1 property, 9% for 2 properties and 8% for 3 or more properties. We do not charge VAT on the above services - saving you even more!

The management service is as follows:

    • Provide advice as to the likely rental income.
    • Advertise and market the Property - includes 'to let' boards.
    • Select tenants, arrange viewings and take up references.
    • Prepare the Tenancy Agreement.
    • Prepare an inventory and schedule of condition of the Property.
    • Advise and assist in transferring utility service accounts.
    • Collect a deposit from the tenant to be held by H&M Property Services as Agent for the Landlord until the end of the tenancy.
    • Collect rental payments and forward monies to the Landlords.
    • Carry out inspections of the Property.
    • Arrange repairs or maintenance to the Property.
    • Serve notices of possession.
    • Check out tenant at the end of the tenancy. This includes dealing with dilapidations and returning the bond.

Safety Requirements

Gas – Under the Gas Safety (Installation and Use) Regulations 1998 all gas appliances and flues in rented accommodation must be checked for safety within 12 months of installation, and thereafter every 12 months by a CORGI registered engineer.

Electrics – Under the Electrical Equipment (Safety) Regulations 1994, the General Product Safety Regulations 1994 and the Plugs and Sockets (Safety) Regulations 1994 electrical appliances and equipment provided in tenanted premises must be safe. It is necessary therefore to make a visual check to ensure all electrical items, plugs and leads appear completely safe and undamaged, and remove or replace any faulty items.

Furniture and Furnishings (Fire)(Safety) Regulations 1988 – This regulation is to provide that specified items supplied in the course of letting a property must meet minimum fire resistance standards. The regulations apply to all upholstered furniture, beds, headboards and mattresses, sofa beds, futons, nursery furniture, scatter cushions, pillows and non-original covers for furniture. The regulation does not apply to furniture made before 1950.
